I will have a website specially made for your house listing, and it will be featured on all marketing material and the results tracked.

I have quality, full color brochures professionally designed for your house listing. The brochures will be placed inside the house as well as in a brochure box on the sign. Buyers rarely call on a property if they can't see what the interior looks like or what the price is...contrary to popular belief, buyers will DRIVE AWAY! There are just too many other houses out there for them to waste their time... Your brochure box will always be full.

I attend multiple Hot Property events each month and feature my listings. FEEDBACK
I provide feedback! You will receive an email from me within 48 hours of your house showing letting you know exactly what the buyer thought of your house, what changes we need to make, if any, and what their interest level is. This ensures that you know what the market thinks of your house compared to the competition and allows me to overcome any objections the buyer may have, thus giving us the best chance for a sale.
COMPARATIVE MARKET ANALYSIS
Pricing is key in this market--you don't want to be priced where the competition was priced 3-6 months ago. I will provide you with a monthly comparative market analysis showing you which properties sold in your area, how much they sold for, and how long it took them to sell. Additionally, I will keep an eye out for other homes in your area that have either come on the market or have been reduced so that we are aware of them. I will also be happy to take you on a tour of homes I think are competition at any time.
STAGING
If your house is vacant, I can provide staging at minimum cost. I have many pieces in my warehouse and would be happy to work with your budget on staging it prior to having the house put on the market. Homes that look comfortable and "lived in" always show better than a blank slate. I show hundreds of houses every month to buyers and hear it over and over and over again...the house that looks the best has that extra value in the buyer's eye and ultimately gets the offer. Staging is a service I offer; therefore, it costs you a lot less than hiring a professional stager that has to rent out pieces.
UPDATING
Should your house need updating, I happen to be married to a contractor who can update your house for minimal cost. When I walk through your house, I will tell you what, if anything, should be replaced to ensure a sale. Updating is a service I offer; therefore, my husband doesn't charge you a normal cost--it will be a lot less than you will find anywhere else as he does this as a favor for you and me. Also, once you receive an offer and the buyer performs the home inspection, he can take care of the repairs for you, if needed.
BROKER COOPERATION
I am well known for splitting commission fairly and have an excellent relationship with buyer's agents. I am not a stingy REALTOR--buyer's agents need to be motivated to bring their buyers to my listings just as much as buyers need to be motivated to come see my listings. Paying a cooperating brokerage their fair share ensures that your property is not taken off their list when showing property because the payout is less than what others are offering. Beware of agents taking a listing at a lower percentage only to discount the buyers agent's commission split in order to compensate--you will get less showings. No matter what anyone tells you, a REALTOR markets to buyers as much as they market to buyers agents to bring them to your house listing in the first place.
